Real estate photography is for homes listed on the MLS for sale. Use of images expires when the property has sold.

Commercial photography are images that will be used for a longer duration of time. Use does not expire.

My process is to take a bracket of exposures to capture the natural light from windows and fixtures, then another set that includes flash to bring out crisp color and contrast. All images need editing to achieve the final result.

Included images will be a center and side front exterior photo, a center back exterior photo, a photo of the backyard, and the interiors (including basement). Two photos for each interior may be needed to show the flow of the rooms. This is also necessary for bedrooms to show closets not seen in the main photo. Typically, a 2,000 sq.ft. home will be between 25-30 images. Please let me know if you want to cap the total number of photos before my arrival.

Please allow 24-hours from the end of the shoot time to receive edited images.

My most common way to enter properties is by use of a combination lockbox. Please send the lockbox code prior to the scheduled photography. Meeting at the property works too!

Images will be in .jpg format and sized at 2500px / 72 ppi for the MLS.

A link will be sent from Dropbox when images are ready to preview. A link for the invoice will also be sent from Square for payment. When payment notification is received from Square, a final link to the images will be sent from Dropbox. Return clients will not be sent the preview set after a relationship has been established.

There is no charge for mileage if the property is within a 35-minute drive from Pacific, Missouri 63069. If the property is greater than this, the IRS mileage rate and drive time may be included.

If the weather looks to be poor when photography is scheduled, you will be contacted to see if we may need to reschedule.
